Job Description

Job Summary:  Perform routine building maintenance tasks. Perform building maintenance tasks in one or more fields such as electrical, plumbing, painting, and heating, ventilation and air conditioning (HVAC).  Perform general cleaning and custodial tasks.

 

Essential Functions:

  1. Perform Routine Building Maintenance Tasks:.
  2. Inspect buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre-established check list;
  3. Perform minor electrical maintenance to include replacement or repair of fixtures (wall switches and outlets, LED, incandescent and fluorescent bulbs, tubes, ballast, sockets, fuses, minor appliances, cords,) using appropriate hand, power and specialty tools;
  4. Perform minor plumbing maintenance; replace or repair drains, faucets and water fountains; unclog toilets and drains; replace drain hoses, washers and similar plumbing repairs;
  5. Perform minor painting carpentry and masonry work; hang doors, fit locks and handles;
  6. Reconfigure and install modular office furniture, wall panels, work surfaces, storage bins, lighting and file cabinets to accommodate user needs and maximize office space using various hand, power and specialty tools;
  7. Prepare the surfaces and paint various walls, structures and using various painting equipment and related tools such as sprayers, rollers, brushes, and solvents;
  8. Monitor and maintain commercial and residential appliances;
  9. Notify Facilities Manager if services of outside vendor are required;
  10. Order parts and maintain required documentation;
  11. Perform other maintenance duties as assigned.

 

Safety:

  1. Follow all safety procedures for equipment and job functions and use personal protective equipment;
  2. Mix and use chemicals per OSHA and MSDS regulations; assist in maintaining OSHA documentation;
  1. Safely operate and perform routine safety inspections of building related equipment and systems;
  2. Clean spills using blood born pathogen kits and/or OSHA approved spill kits.

 

Additional Duties and Job Attributes:

  1. Monitor, order and maintain equipment, parts and supplies inventory; report inventory issues to supervisor.
  2. Maintain in good working order all tools and equipment necessary for facility maintenance.
  3. Maintain a professional attitude and cordial relationship with fellow staff members and CASS clients.
  4. As part of Facilities Team, perform all cleaning tasks of Custodians whenever needed.
  5. Undertake activities of pest control such as spraying insecticide.
  6. Be responsible for receiving order deliveries or donations as directed by supervisor.
  7. Competency as a Custodian in order to do such tasks and lead others in their work.
  8. Effective in communicating work status, issues and recommended actions.
  9. Thorough with attention to detail and time management.
  10. Notify supervisor concerning the need for major repairs or additions to building operating systems.

 

Physical Activities and Working Conditions:  The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

 

While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, climbing and reaching all day. The employee must frequently lift and carry items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. The duties of this job frequently expose the employee to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to outside weather conditions.

 

Skills / Requirements

Qualifications:                 

Required:

  1. Minimum age of 18 and high school diploma or equivalent;
  2. Minimum of one year of hands-on experience with carpentry, plumbing, electrical and general facility maintenance;
  3. Strong communication skills, both oral and written;
  4. Proven attention to detail and problem-solving skills;
  5. Highly organized with demonstrated interpersonal skills to work effectively with staff peers and clients;
  6. Demonstrated self-initiative and confidence to interact with staff and clients requesting maintenance services, understand the nature of a problem and resolve it, and initiate process changes to address repeat issues;
  7. Ability to remain clear-headed when conflicts, crisis and emergency situations arise;
  8. Possess a valid Arizona driver license and satisfactory driving record, which meets CASS’ insurance requirements;
  9. Ability to obtain a State of Arizona Level 1 fingerprint clearance card;
  10. Basic computer proficiency;
  11. Professional appearance and demeanor; ability to set and maintain professional boundaries;
  12. CPR-First Aid certification within 90 days of employment;
  13. Naloxone (Narcan) training within 90 days of employment.
